Northern Virginia and Maryland Home Inspections
A home inspection is an visual examination of the physical structure and systems of a home, from the roof to the foundation. If problems or symptoms of problems are found, the inspector may recommend further evaluation or testing. An inspection report will go through the condition of the home’s heating and air conditioning systems, plumbing and electrical systems, appliances, roof, attic, walls, ceilings, floors, windows, doors, foundation, basement, visible structure and insulation.
A general home inspection is a “level 1″ inspection. For example, when inspecting a fireplace, an inspector can look at the chimney, cap and crown and will also look in the firebox but can’t give an opinion on the integrity of the flue. That would require a “level 2″ inspection which a Chimney service can provide.
Most loans require a termite inspection and an appraisal. Home inspections are optional but they’re almost always requested as part of an initial offer. Even when the home is sold “As Is”, like foreclosures and short sales, you can still ask for a home inspection so that at least you know what you’re getting into. A home inspection costs between $450-$650 but can go higher for larger homes.

A home inspection can be a critical part of the home buying process. You learn a great deal about the home and how to care for it. If problems are discovered, you can request that the seller take care of some or all of them and if the problem is far too expensive to remedy and the seller is unwilling or unable to remedy it, you can withdraw from the contract with your earnest money intact. You still lose the cost of the home inspection but that’s a small price to pay for your peace of mind.
